This website is operated by Runabell Holdings LLC, a Florida limited liability company ("Runabell," "we," "our," or "us"). By accessing or using runabellholdings.com (the "Site"), you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, please do not use the Site.

2. About Runabell Holdings

Runabell Holdings LLC owns and manages a portfolio of premium vacation rental properties in Florida. This Site is a corporate and marketing site; actual reservations are made on each property's dedicated booking site (e.g., eastportemerald.com).

3. Bookings & Property-Specific Terms

All bookings are made on the property-specific site for the property you select. Each property has its own:

  • Rental Agreement and House Rules
  • Cancellation Policy
  • Check-in / check-out times and pet policies
  • Payment terms (including any deposits and taxes)

By completing a booking on a property site, you agree to those property-specific terms in addition to these Runabell Holdings terms. In the event of a conflict between property-specific terms and these corporate terms, the property-specific terms govern the booking.

4. Payment Processing

Payments for bookings are processed securely by Stripe (PCI-DSS compliant). Runabell does not store full credit card details. By completing payment, you authorize Runabell Holdings LLC (or the property-owning affiliate) to charge the total amount shown at checkout.

5. Third-Party Services

We use third-party services to deliver our properties and this Site, including Lodgify (booking management), Stripe (payments), Intuit QuickBooks Online (accounting), Airbnb and Vrbo (marketing channels), and analytics and advertising providers (Meta/Facebook, Google). Each operates under its own terms and privacy policy.

6. Intellectual Property

All content on this Site — including text, photographs, graphics, logos, and design — is owned by Runabell Holdings LLC and protected by U.S. and international copyright law. You may not reproduce, distribute, or create derivative works without our written permission.

7. Acceptable Use

You agree not to:

  • Use the Site for any unlawful purpose
  • Attempt to gain unauthorized access to the Site or related systems
  • Submit false or misleading information
  • Scrape, data-mine, or automatically collect information from the Site
  • Interfere with the proper functioning of the Site

8. Limitation of Liability

Runabell Holdings LLC provides the Site on an "as is" basis. To the maximum extent permitted by law:

  • We make no warranties regarding availability, accuracy, or completeness of the information provided.
  • We are not liable for indirect, incidental, consequential, or punitive damages arising from Site use.
  • For booking-related liability, property-specific rental agreements govern.

9. Modifications

We may update these Terms at any time. Changes take effect when posted on this page with a revised "last updated" date. Bookings are governed by the terms in effect at the time of booking.

10. Governing Law & Disputes

These terms are governed by the laws of the State of Florida. Any disputes arising out of your use of this Site shall be resolved through binding arbitration in Sumter County, Florida, under the rules of the American Arbitration Association. The prevailing party is entitled to recover reasonable attorney's fees.

11. Severability

If any provision of these Terms is found unenforceable, the remaining provisions remain in full effect.
